Frequently Asked Questions

SA equity markets (JSE) have historically returned 10-14% p.a. over the long term. Balanced funds average 8-11% p.a. Fixed deposits offer 8-10.5% (2025). Property has returned roughly 8-12% including rental income. Any return above the inflation rate (~5.5%) represents real growth.
CAGR represents the rate at which an investment would have grown if it grew at a steady rate annually. Formula: CAGR = (Final Value / Initial Value)^(1/Years) - 1. It smooths out year-to-year volatility to give a single annualised return figure.
Subtract the inflation rate from your nominal return to get the real return. If your investment returned 12% but inflation was 5.5%, your real return is approximately 6.2%. This represents the actual increase in purchasing power.
ROI = (Final Value - Total Invested) / Total Invested × 100%. It measures the total return over the entire investment period. Unlike CAGR, it does not account for the time period — a 100% ROI over 30 years is very different from 100% in 5 years.
In SA, 40% of a capital gain is included in taxable income (the inclusion rate). An annual exclusion of R40,000 applies to individuals. The effective CGT rate is therefore 40% × your marginal tax rate — at 36% marginal, that is 14.4% effective CGT.
